Choosing the right neighbourhood is half the decision when moving to or buying in Sitges. Prices vary enormously — from around €3,600/m² in the most affordable areas to €8,000+/m² in the prime seafront zones — and each area has a distinct character. This guide walks through the main Sitges neighbourhoods so you can find the one that fits your lifestyle and budget.
The historic core around the church of Sant Bartomeu and the Passeig de la Ribera is the beating heart of Sitges: characterful flats, boutiques, restaurants and beaches on the doorstep. It is walkable and lively — wonderful for atmosphere, though busy in high season and with limited parking. Ideal if you want to be in the middle of everything.
West of the centre, Vinyet and Terramar are among the most exclusive addresses, with elegant villas, the Terramar gardens and long beaches. Prices here are at the top of the market (around €8,000/m² and well above for villas). A quieter, upscale, residential feel while still close to town.
To the east, Aiguadolç is built around the marina, popular with a boating and international crowd, with modern flats and sea views (among the highest prices in town). Neighbouring Can Girona and the hills offer larger homes with panoramic views. Great for marina life and a slightly newer housing stock.
Els Molins and Poble Sec are among the more affordable and practical areas (around €5,000/m²), close to the centre, with local shops and a more everyday, residential feel. A good balance of value and location for year-round living.
These residential areas spread along the coast west of Terramar, with a mix of villas and flats, quieter streets and sea access. Prices are generally lower than the prime core, offering more space for the money — better suited to those with a car who want calm and greenery.
On the edge of Sitges towards Sant Pere de Ribes, Vallpineda is a greener, more suburban area of houses with gardens, popular with families. You trade walkability to the beach for space and quiet. Just beyond, Sant Pere de Ribes and Vilanova offer noticeably lower prices for those willing to commute a little.
It depends on your priorities. The Old Town is best for atmosphere and walkability; Vinyet, Terramar and Aiguadolç are the premium seafront areas; Els Molins and Poble Sec offer better value near the centre; and Vallpineda suits families wanting space and gardens.
The prime seafront and villa areas — Vinyet, Terramar, Can Girona and Aiguadolç — are the most expensive, at around €8,000/m² and above. The most affordable areas, such as Els Molins or the Levantina, are closer to €3,600–5,000/m².
Families often prefer Vallpineda and the greener outer areas for space and gardens, or Els Molins/Poble Sec for value near the centre and schools. The British School of Barcelona campus is in Sitges, which is a factor for international families.
Yes, especially in the Old Town, Centre, Els Molins and Poble Sec, which are walkable and close to the train. In the outer residential areas (Levantina, Vallpineda) a car is much more practical.
